The path to owning your property takes place in several steps. Depending on the stage of construction, you can design your new home together with us. We will accompany you safely on your way to your new apartment.

Purchasing a property or condominium represents the largest investment in life for many people. In Germany, the Real Estate Agent and Developer Ordinance (MaBV) regulates the acquisition process. For us, your security and trust are of utmost importance.

It is important to us to provide you with maximum financial security. That’s why we offer you the opportunity to reserve your desired apartment in advance and use this time to clarify all open questions regarding financing, etc.

In addition, we offer you a completion guarantee from our listed Estonian parent company Liven AS. We would be happy to explain more about this in a personal consultation.

Your Apartment

Acquisition process

Once you have chosen your apartment and contacted us, you can secure and reserve your desired property. The reservation is subject to a fee and can be cancelled at any time. During the agreed reservation period, we will jointly discuss the layout of your apartment and clarify all open questions.

Afterwards, the draft purchase agreement will be commissioned at the notary’s office. Following a statutory period of 14 days, the notarization can take place. Upon notarization, both the notary fees and the real estate transfer tax (approx. 8% of the purchase price) become due. In addition, upon the start of construction and the registration of your priority notice of conveyance in the land register, the first purchase price instalment of 30% of the purchase price (less a security retention) becomes payable.

The total purchase price is paid in up to 7 instalments, depending on the construction progress, until the turnkey handover of your apartment. Your satisfaction and security are our top priority!
